How To Choose Best Property To Holiday Let

This can be a daunting task as there is so much to know . . so let's break it down:

  • LOCATION

  • The most important part of your property is the location

  • Location is top of the list and this can be different for each town / area and depending on the market you want your property to attract

  • In some cases an isolated cabin in the forest is special for just that, being in the middle of no where so people can disconnect from the world

  • But in most cases people book properties to be close to things such as:

  • amenities / banks / chemists / supermarkets

  • public transport

  • beaches / rivers / waterfalls

  • activities / festivals / markets / show grounds

  • parks / play grounds

  • restaurants / cafes

  • lookouts / scenic areas

  • theme parks

  • pubs / clubs / bars

  • PRE-APPROVED HOLIDAY LET IN COMPLEX / RESORT

  • If purchasing a property in a unit block, complex, resort most of these will have the building already pre-approved as a holiday let rental which saves you a lot of drama with council, as most areas / states have different rules on what properties can be a holiday rental and getting approval can be expensive.

  • If you are looking at an apartment that is not a pre-approved holiday rental then you will need to seek approval prior to listing the property online - costs can vary and time line for each location varies

  • TYPE OF PROPERTY

  • Bigger is not necessarily better! In some locations smaller holiday let properties do better in returns than larger properties as there are more single / couples that travel than there are families. Travellers for work are all year round and they tend to book simple / smaller places and travel during the week filling up properties when most larger homes are only booked on weekends for getaways and events

  • NEIGHBOURS

  • Ensure your neighbours are OK with you having it as a holiday let, it is important that they are aware before you think of listing your property as they will be the first to complain if there are any issues, so getting your neighbours on your side and ensuring complete transparency and contact with them is important
