This can be a daunting task as there is so much to know . . so lets break it down in basic terms for you. We will go into each item in more details in future blogs but to get started:
The Property . .
The most important part is your property. Location is top of the list, close to amenities, transport, beaches, activities, parks, restaurants and cafes etc.
Ensure your neighbours are OK with you having it as a holiday let, or ensure it is located in a holiday let approved complex if it is a unit, it is important that they are aware before you think of listing your property as they will be the first to complain if there are any issues, so getting your neighbours on your side and ensuring complete transparency and contact with them is important
Registration and Local Laws . .
You will need to research the local laws for having a holiday let property in the area. Many councils require you to register your property as a Short Term Holiday Let prior to you being able to start hosting
The Furniture . .
Keep it simple! You need to remember you will have plenty of people coming and going through your property so you need to just ensure you provide the basics but make them comfortable, nothing worse than pretty furniture that is uncomfortable, you will surely get bad reviews no matter how nice it looks
The Styling . .
Make your property stand out without spending a fortune! There are so many holiday let properties on the market so making sure yours stand out is important, you want guests to fall in love with your property no matter the size of it
The Linen . .
You have 2 options with linen:
Your cleaning company hopefully can provide professional linen that they swap over and clean professionally after each guest stay for a fee (usually $10-$20pp per stay is standard)
Your other option is to provide 3 sets of linen (1 on the beds, 1 in storage cupboard, 1 being cleaned) this will ensure a smooth changeover especially if you have back to back cleans
The Amenities . .
Ensuring you provide all the basic amenities are a must! Guests expect it to be a home away from home, so think of what you have at home and what you like when you are on holidays then add all those items to your property
