Holiday Let Hosting - Online Listing Setup

Having possibly up to a hundred listings in the same area as your property, depending on location, you need to stand out! We will go into each item in more details in future blogs but to get started:


Photos . .

  • The most important part is your property, the small cost will be worth every cent

  • Ensure you get professional photography for your property - day and night shots are both fantastic ideas, selling your property atmosphere is the easiest way to get guests attention

  • Ensure you setup the property guest ready, eg: have it showing dining room setup for guests, show extras that you provide like games, books, bluetooth speaker, fancy soaps etc



Guidebook . . 

  • You will need to research the area and create an amazing guidebook for your guests

  • Things to include;

    • Cafes, restaurants and bars

    • Shopping centres nearby

    • Waterfalls, hikes, rivers, beaches nearby

    • Entertainment venues nearby

    • Theme parks, indoor activities, game centres etc nearby

    • Public transport nearby


Description . .

  • Keep it simple! But detailed!

  • A few descriptive sentences to start with then make it bullet point in sections, eg:

    • Bedroom 1 - 2 . .- list all the items included, beds, air con, storage, sleeps how many etc

    • Kitchen - list all the items included, appliances, amenities etc

    • Backyard / Building / Resort - list all the items included: pool, bikes available etc


Checkin Details . .

  • All booking sites allow you to enter checkin details for guests to access 24/7

  • Ensure you complete all these details inc photos to make checkin as smooth as possible for guests eg:

    • Lockbox - if you use one, photos of where it is located and exactly how guests find it

    • How to enter security building - if you have one

    • How to enter parking / garage - if you have one

    • Directions detailed on how to get to your property from airport or main highway etc


Checkout Details . .

  • Make a detailed list of what guests need to do upon checkout

  • Make it clear and easy for guests to follow

  • But don't leave them too much. to do as that can annoy a holiday guest, not more than 5-6 items eg:

    • What to do with rubbish

    • What to do with dirty linen

    • How to lock up / return keys

    • What to do with appliances - do they need to be turned off etc

    • What to do with dishes / dishwasher etc upon exiting


Amenities / Features . .

  • Make sure you list all the property / building features and amenities

  • Guests make bookings based on what you provide and failing to outline everything you have could result in losing a booking

  • Make note of the list of amenities the booking sites ask if you have - and if you don't supply some of these items maybe think about adding some if you can - sometimes there are small things that you don't think of until you look at the list of items online
